AIR CONDITIONING
Each residence will have its own 12 Seer (high efficiency) air conditioning system. In addition, the building will have two compressors to cool the elevator lobbies and corridors in each pod. All compressors will be located on the roof.
INTERIOR FINISHES
Owners will have two palates to select from. One palate will feature a light color granite, light stain for the 5-inch wide plank, solid maple hardwood floors and solid maple cabinets, and several complimentary carpet and ceramic tile selections for the bedrooms and bathrooms respectively. The second palate will feature a dark color granite, dark stain for the hardwood floors and cabinets along with several complimentary carpet and ceramic tile choices for the bedrooms and bathrooms.

LOBBY
The main pedestrian entrance to the building is through the lobby located on the street level at 505 Jackson Hill. Ample visitor parking spaces a re located immediately adjacent to the entrance. Access to the lobby requires passage through a secured portico. Inside the lobby, residents will find their mailbox and a sitting area for greeting guests or visiting with other residents.
PARKING
Each residence is provided with two assigned parking space for each bedroom. All spaces feature easy access to the elevators. Each pod will park on a separate floor of the garage.
DECKTOP POOL
The terrace deck features a pedestrian walkway connecting the west pod w ith the east pod. The swimming pool (approximately 35'X 20') is surrounded by a landscaped terrace creating a relaxing environment for residents and guests.
ACCESS CONTROL
- All pedestrian access doors will remain locked (to the exterior) at all times. The main lobby (Jackson Hill) entrance and Feagan Street entrance can be accessed by visitors via an intercom system. Residents will have card keys acce ssing these doors.
- Both garage entrances will be secured by garage doors requiring a card key to access.
TRASH PICK UP
Each pod contains a trash chute where residents can dispose of bagged garbage. Trash chutes are located in the elevator lobby on each floor of the building
WATER
Water will be master metered and each unit shall pay their pro-rata share of the bill as part of their monthly maintenance fee.
ELECTRICITY
Electricity will be master metered to allow Association Management, Inc. (AMI) to use their bulk purchasing power to negotiate a contract on behalf of the entire building. AMI projects that they will be able to save condominium owners approxim ately 20% off the standard rate each owner would receive purchasing electricity directly from the utility company of their choice. Each residence will be individually sub-metered allowing residents to control their energy consumption.
CABLE TV
AMI will negotiate a contract for standard cable television at a significantly reduced rate for the entire building with COMCAST. All living rooms and bedrooms will be pre-wired for video distribution (Dual RG6). Each unit shall pay their pro-rata shar e of the bill as part of their monthly maintenance fee. All phone jacks will be dual high-speed and phone ready (CAT 5E).
INTERNET ACCESS
The Building provides "always on " internet access via a T1 broadband router. Each residence will have a minimum of three CAT 5 wall jacks to plug into.
ELEVATORS
There will be one 3000 pound, high-speed hydraulic elevator per building pod. The elevator cab ceiling height will be 9 feet.
